How do Free Ads work?                  
Valuations     Before agreeing to let a property, the Landlord will require references as to your income and identity - this is standard industry practice.

It is at the Landlords' discretion as to what they ask to see as a reference, however, the detail below should give you an idea of what to expect

      Most common items accepted for referencing & identification:

  • wage slips or P60

  • employer's reference letter

  • bank statements

  • driver's licence

  • previous Landlord's reference
  • copy of passport (non-UK citizens)
  • accountant letter(self employed)

You would not be required to produce all of these documents, the Agent/Landlord will normally ask for 2 of them depending on what is appropriate in the circumstances

Some Agents/Landlords require references be administered by a 'specialist referencing company'.  These can be expensive for the tenant as I have known the cost  to vary between £30 and £200 and can take a few days to report, however, the report often forms the basis for a rent guarantee insurance policy.
