Determination
Determination is when the Landlord regains possession of the property after a letting.
Your property should be returned to you in a reasonable state. If it is not, Pascodelta can produce an independent 'State of Condition' report for use in any following litigation - even if we are not the managing agent. We can also advise on the Court action
At the end of any tenancy, the property needs to be checked thoroughly before agreeing to return any deposit. This means checking under furniture for damage to flooring, testing all sockets and appliances and the list goes on. If only I had a £1 for every Landlord that thought the place looked alright and then found problems after they had returned the deposit.

acts as a checklist and makes the process easier, however, in the absence of the same, it is imperative that you make yourself a checklist of what to check before you go. TIP: Start by lighting the boiler and button testing the white goods.
If you have concerns about the condition of your property, we can produce an independent Determination or Condition report that will highlight where the property has been abused, neglected or ill-maintained by the tenant.
The Condition report also gives estimated repair/replacement estimates to assist in calculating remedial costs. Some landlords have been let down by their TDS (Tenant Deposit Scheme) because they have had no checkable condition record or properly prepared determination report.
