landlords/agents	Inventories If you have no inventory, you run the risk of problems later It is surprising how many experienced Landlords neglect to prepare a proper, testable inventory. Our inventories are thorough, affordable, well presented and, more importantly, legally sound.   The inventory has taken an even more important role in residential letting since the introduction of legislation governing tenants' deposits in April 2007.  If you are unable to prove the condition or even the existence of your fixtures and fittings at Commencement, then, consequently it follows that you risk being unable to justify retaining the security deposit from your errant tenant. An inventory is not just a list of items in the property.  A good inventory should provide you, the Landlord, with protection of the contents, quality, position and expected life of critical fittings.  In other words, the inventory needs to be thorough, well presented and usable in Court, preferably signed by the encumbent tenant.  In addition, the person providing the inventory should be a property professional with experience and/or knowledge of how the Courts or Tenant Deposit Schemes settle property letting damages and should present the inventory in the form of a witness statement. It may sound involved and you may have a friend who "...has been letting for 20 years without inventories...", however, the inventory exists to state and clarify the outset and only comes into play at determination and/or in the event of dispute.
