GUARANTEED RENTS? Who can guarantee rents these days?
Guaranteed rents or company lets are almost always where a company is accomodating a member of staff or they are accomodating tenants via the local authority.  In the latter case of a commercial company let, the company pays the Landlord a rent and the company sublets the property at a higher rent. They take what amounts to a 'Head Lease' on your property, with the right to sublet it to tenants from the local authority via some contractual arrangement where a premium is paid to the company for providing temporary accomodation and some support or provision services.
These companies will guarantee your rent and the condition of your property, and as they sign the Landlord's Agreement, they are legally responsible under the Terms of the contract.  Simple.
