- EPC is an assessement of the energy efficiency of your property
- Also includes a carbon footprint assessment
- Not required for tenancies existing prior to Oct 2008
- It is an assessment not a test, therefore you cannot fail an EPC
- Valid for ten years
- Gives a rating A-G, with 'A' being the best rating
- Gives a cash estimate of possible savings, through suggested improvements
- New certificate required if you make changes to the heating/insulation (e.g. the
boiler)
- Takes about 20-30 minutes on average
- Cost roughly between £70-£100 and sometimes more for larger properties

The legislation surrounding the whole 'Energy performance/HIPS/Green
agenda/EU/Taxing us more' thing is complex and far reaching, so I will not
attempt to go too far into in. I prefer to stick with how it affects me,
Ordinary Joe.
So, in a nutshell...If you are letting your property, you need an EPC before you
show it, so that prospective tenants can see it before they decide on whether to
take the property or not. There is a £200 fine and you may be prevented
from marketing your property. |

Those that have bought or sold recently, will have seen an EPC as part of the
HIPS package, so if you are selling, you only need your HIPS and not a separate
EPC.
Costs can vary, but we do not know anyone who can do EPCs cheaper than us. |
